Experience as an owner first
My perspective was not developed from sales alone. I have owned and renovated properties, hired contractors, managed my own rental portfolio, represented buyers and sellers, and earned broker-level licensure.
In 2026, I expanded that owner-side experience into professional third-party property management through the brokerage—after decades of managing my own investment properties.
I know firsthand what it is like to balance property care, tenant happiness, cash flow, maintenance, and the unexpected problems that come with ownership.
Loudoun Ridge Realty was built to take those day-to-day headaches off an owner’s plate while treating the property as a long-term asset. The goal is not simply to collect rent. It is to protect the home, communicate clearly, address problems early, and help ownership feel manageable.

During the lease
We maintain tenant communication, collect rent, administer the lease, coordinate renewals and HOA matters, and schedule routine, friendly property visits. Those visits help us catch ordinary issues early—filters, dryer vents, leaks, gutters, exterior concerns, or HOA items—before they become expensive problems.
Maintenance should be responsive, practical, and reasonably priced. We use our own crews where appropriate to help control costs and response time, and when specialized work is required we rely on trusted, vetted professionals. Owners can establish spending guidelines and choose how involved they want to be in repair approvals.
Owners receive monthly reporting showing rent received, management fees, repairs and other property expenses, reserve activity, and owner disbursements. Owner payments are targeted no later than the 10th of the month, subject to rent collection and account availability.
Tenants are part of protecting the investment
We want tenants to feel like they have a home. Respectful communication encourages tenants to report problems early, care for the property, and build a stable relationship with management.
Taking good care of the tenant and taking good care of the owner’s investment are not competing goals—done well, they support each other.

Management fees
Management pricing generally ranges from 8% to 12% of monthly rent, depending on the property and level of service. Additional leasing, renewal, or project-related fees are discussed clearly before service begins.
Maintenance reserves and owner approval thresholds are established in the management agreement so expectations are clear from the start.

We can take over the day-to-day responsibilities of leasing, tenant communication, maintenance coordination, rent and lease administration, owner reporting, renewals, and property oversight—allowing you to remain connected to the client without becoming their property manager.
When the client is ready to buy or sell, the relationship returns to the referring agent. Our goal is simple: make you look good, help you maintain a great client relationship, and help you sell more homes in the future.
